I am very scared about the bill I might get! The damage in her flat is not big at all just damp with some soft plaster but she said the plumber may need to rip up my floorboards. Is this true? its my parents flat and we do have buildings insurance but not contents? does this make a difference? sorry.. its my parents flat but they dont live in the uk and i live alone. ~~~ Loopy Loo! ~~~

You will need to get your leak fixed, If the leak has been ongoing for a long time the joist could of rotten too. I see this a lot, you should be able to claim on the insurance for the work only. Many shower trays are not fitted correctly and only have one silicone seal between the tray and the wall. I always install three or four silicone seals for extra reliability. The last time I did this job I charged £400, as often the tray needs to be refitted, rotten timber fixed and the bottom row of tiles replaced. But if you only asked for the minimum repair (digging out the old failed silicone and replacing with new) this should cost less then £50, though I would not recommend this for a very long term solution. (plumber).

for leasehold flats there is usually a common building policy held by the freeholder. this should cover finding the leak and reinstating. the cost of repair though is usually the occupiers responsibility, however this is the easy and cheap bit usually. there will also be an excess you both need to contact the freeholder
